Why sell your home this spring? Spring is the most popular time to buy or sell a home. If you are a seller that means more buyers are out there looking than any other time of the year. As a home owner, take advantage of that. Before you put your home on the market, be sure to follow these 4 steps before listing your home. Remember, you only get one chance to make a first impression.
1- Prep your home. Living in your home and selling your home are two different things. You can look past the piles of laundry in the corner of your bedroom or weeds in the front yard but a buyer can’t. Be sure to de clutter and clean your home before listing it this spring.
2- Price it right the first time. Your home is more likely to be viewed the first day your home hits the market than even a week later. You get one shot to make it right and capture those buyers. If you price your home too high, many home buyers have moved on to other homes because the asking price was out of their range.
3- Stay competitive. It’s important to pay attention to homes for sale in your area. How do they compare to your home? Pay close attention to the amount of properties for sale as well. If there is too much competition and not enough buyers than price may need to be adjusted. Your Realtor should keep you up to date on any changes in your community and home values.
4- List your home on a Thursday. A Redfin study reveals homes listed on a Thursday are more likely to sell above list price and find a buyer faster than homes put on the market any other day of the week. The worst days to list your home is on Monday or the weekends.
