The holiday season is from November to January. In the valley in Arizona, we don’t have to worry about snow. We actually get an influx of our population this time of year due to our amazing winter weather. Despite what other states encounter, the holiday season is actually a busy and perfect time to put your home on the market. The buyers looking at this time are serious buyers- not Looky Lou’s.
So if you are a seller, pay attention and follow these Top 5 Tips to Selling Your Home During the Holidays:
1. Don’t go Over Board with Holiday decorations.
Be festive but not Griswald style. A little goes a long way. Too many decorations and clutter will actually distract the buyer. Opt for non-religious decor. Remember, the goal is to appeal to the masses.
2. Curb Appeal is Top Priority.
This should be no surprise. This is your chance to set the stage for the property. You want the buyers to want to see the inside. Walk ways should be swept, windows clean, landscaping trimmed and any exterior paint touched up. Add a welcoming wreath at the door. This is your first impression so make it a good one!
3. Price the home to sell.
This is key any time of the year. Listing your home outside of the comparable in the neighborhood will just guarantee your home to sit. If you are willing to open your home to buyers during the busy holiday season, make it worth it and sell your home. The buyers looking during this time are serious buyers, they are not dumb.
4. Be Available.
This may be hard but you must be flexible and available to show your home (if it is occupied). Since it gets dark earlier now, most showings occur during the day or weekends. You need to be able to make arrangements for agents to show your home. Giving agent only a small window of time during the week will limit the buyers viewing your home. As an agent, it is very difficult to arrange showings to work with multiple people’s schedule. So the more available you are, the more chances you have for that right buyer to view your home.
5. Hire a Reliable Realtor.
This is so important! Many agents seem to disappear during this 3 months. You need an agent that will be there for you despite the holidays. Having a reliable agent on your side will ease your stress during the holiday season and get your home sold.
