Tips for Selling Your Home Quickly
Chances are you have been through a model home sometime in your life. The feelings of cleanliness, organization and space are words to describe a model home. Does your home need to look like that to sell? No but it wouldn’t hurt. There are things you CAN do to your home so the potential buyers walk away with those same feelings and emotions about your home.
Once you have decided to put your home on the market, you need to get in the correct mindset. Selling a home and living in a home are two different things. Your goal is to have your home appeal to the masses.
Remove all clutter. Anything you do not use or will not use in the next 6 months, pack it up. Keep in mind, you are selling space. The home space you have and the more organized you are, the more space a buyer feels there is and that they will be organized too.
Clean, Clean, Clean. From the windows and window tracks to the air vents. Clean everything. When a buyer sees a clean home, they feel that the home has been well cared for and therefore less issues may arise in the inspection period. Remember, clean the appliances as well and under the cabinets. Buyers look so don’t try and fool them.
Stand outside your home. Curb Appeal is very important. Most buyers have already made up their minds about your home when they pulled up so keep the landscaping trimmed, fresh paint, and by all means, please wash your front door and remove all cobwebs. This is a great place to add a seasonal wreath at your home to add that warmth.
Smells- remove all smells in the home. That means candles, pets, air fresheners etc. Despite what you may have heard before, you want the home to smell like NOTHING. Many people are allergic to certain smells so just remove them all.
When showing your home, remove all all personal hygiene in the bathrooms. No one needs to see it. It just distracts buyers. Remember, we are showing on the space.
MOST Personal photographs should be removed. A couple family pictures frames are ok but there is no need to a huge wall of personal photographs. You want the buyer to picture them living in your home not you. You don’t want them to feel as though they are intruding on your space.
Remove throw rugs and bath mats. Seriously, all it does is distract the buyers eyes. There is no need for them.
If you have a pet- remove all signs of having them. I am a pet lover but many are not. We are appealing to the masses so we do not want to leave any potential buyers out. Remove their crates, beds, toys, bowls etc.
Open your blinds. When showing your home, open all the blinds. Remember, you are selling space so let the light in! Hopefully you cleaned the windows and their tracks. Buyers look at that too.
Have Flooring Professionally Cleaned. Not just your carpets but tile too. It’s amazing the difference it will make.
I highly recommend keeping a large laundry basket by the door. So when you receive the call that an agent and buyers are coming to look at your home in 10 minutes, you can quickly clean up, throw it in the basket and bring it with you in your car when you leave.
By putting some work and effort into getting your home prepared to sell, your work will pay off with less days on the market and a higher priced offer.
