3 Reasons Why Zillow® Sucks
1- Zillow® is Inaccurate. This should be no surprise to anyone. As a Realtor®, I have received so many calls from buyers giving me an address because they saw a home online that they want to view. So I pull it up on the local MLS and it’s not even for sale. In many cases, it had already sold or the home is under contract. Buyers- trust your Realtor® and the local MLS. Zillow® sucks, please don’t try to use that source to find your home because you will be missing out and receiving inaccurate information. Sellers- don’t trust the ZESTIMATE®! Trust the local MLS comparables for accurate information.
2- Computer Generated Market Values are garbage. Seriously, Zillow® sucks so bad because of this reason (and many more). Any computer generated home value reports are garbage. Waste of paper, garbage. For example, picture 2 homes next door to each other of the same floor plan and size. One was recently painted, gorgeous curb appeal and a modern kitchen. The other is builder grade quality, dirt front yard and teal green worn carpet. Based on these computer generated home values, they will value the homes at the same price. Only an experienced Realtor® can give an accurate value of a home, not a computer that just spits out a number based on square footage. So don’t trust the ZESTIMATE®. Get yourself a great Realtor®. Zillow® is actually be sued for their inaccurate ZESTIMATE®.
3- Zillow® is a media company NOT a home search company. They sell advertising. They do not help you buy a home, they do not help you sell a home. What they do is provide an online place to show inaccurate home details and pictures. I call this house porn. As far as advertising, they actually sell those listings back to the agent that worked hard to get that listing in the first place. No joke. So as a Realtor®, I work hard to connect with a seller lead. I work that lead, beat the competition and get the home listed for sale. Now I have this great home for sale and I start my marketing. So after the home goes on the MLS, my personal website, my broker’s website and many others, I add the home to Zillow® as well. Free of charge. Only it’s not really free of charge. When you view a property on Zillow®, you notice on the right hand side there are 3 agents pictures and contact information. Those agents pay a pretty penny to have their face displayed. So if I don’t pay to become a Zillow® premium agent, my face is not displayed. Therefore it appears as if the property is listed by someone else. Beyond frustrating in an agents perspective. This is just one more reason why Zillow® sucks.
